Good morning. Today, I'm grateful to everyone for being here.
It's not just a great day for CIL, but for all of us.
Standing here celebrating the groundbreaking of a new industrial park, we are promoting more than just construction. We're talking about a new chapter - one that brings innovation, progress and prosperity to our communities.
The McAllen Nearshoring Industrial Park brings along a crucial concept: nearshoring. One that perfectly fits with our goal of bringing production and manufacturing closer to home. This is more than just relocating industries. This about strategically positioning key ones in our region, fostering regional self-sufficiency, creating job opportunities, promoting research and development and encouraging a more interconnected local economy.
Developing an industrial park requires a substantial investment, a significant amount of time, and most importantly, strong support from our local stakeholders. This is why we would like to highlight how this industrial park is a testament to the power of teamwork within our community.
From local authorities to community partners, each member has played a crucial role. With everyone joining forces, we stand here ready to break ground on a project that will reshape our community and boost our regional economic development.
Especially, I want to express my sincere appreciation to our City Mayor, Mr. Javier Villalobos and to City Manager Roy Rodriguez, as well as our city commissioners, Tony Aguirre, Joaquin “JJ” Zamora. Omar Quintanilla, Rodolfo “Rud”y Castillo, Victor “Seby” Haddad, and Pepe Cabeza de Vaca.
Without your solid support projects like this would not see the light of day. It is thanks to them that our local businesses can grow. Thanks for having our backs and making our community a place where small and medium sized businesses can survive.
Local businesses are the backbone of our economy. We always reinvest in our community. It is a win-win cycle. We invest, we grow, we reinvest and both the city and our region wins.
I also want to thank Juan Olaguibel and the board members of the Anzalduas and Hidalgo Bridges, and the McAllen Economic Development Corporation, led by Keith Patridge, Mark Garcia, Ralph Garcia and the whole team, as well as Elizabeth Suarez and the McAllen Chamber of Commerce staff.
Thank you for supporting the local businesses that keep our community going strong.
I have to also recognize the industrial developers here in South Texas, my competitors.
All these industrial investments are the future of our region. Thank you for creating jobs, boosting our economy, and putting your money where it matters.
Thanks to all of us, South Texas has the industrial land ready to build over 20 million square feet of prime industrial space.
I want to mention the industrial parks that have made these great investments:
McAllen
McAllen Palms Business Park (Mr. Botello) - 75 acres, where you can build over 800,000 square feet.
McAllen South Industrial Park (Mr. Fallek) - 109 acres, where you can build over 1.2 million square feet.
McAllen Nearshoring Industrial Park by CIL Capital - 117 acres, where we are building over 1.5 million square feet.
Mission
Sharyland Business Park (Killam family) - 175 acres, where you can build over 1.9 million square feet.
Industrial Park at Anzalduas (Mr. Castillo) - 145 acres, where you can build over 1.5 million square feet.
Pharr
Majestic Industrial Trade Port (California) - 165 acres, where they can build over 1.7 million square feet.

Pharr Produce Park (Andres Zuñiga) - 114 acres, where you can build over 1.2 million square feet.
Capote Business Park (Phil Dyer) - 300 acres, where you can build over 3.2 million square feet.
Pharr Bridge Business Park (Carlos Canales) - 80 acres, where you can still build over 800,000 square feet.
Queenstown Park by CIL Capital - 26 acres where we can build over 300,000 square feet.
Edinburg
The North Industrial Park - 66 acres, where you can build over 700,000 square feet.
Weslaco
Mid Valley International Industrial Park (led by Steve Valdez) - 146 acres where you can build over 1.5 million square feet.
Harlingen
Harlingen Industrial Park - over 240 acres, where you can build over 2.6 million square feet.
Brownsville
Port of Brownsville Business Park (led by Arturo Gomez) - 118 acres, where you can build over 1.2 million square feet.
All these parks together adds up to 1,900 acres, with the possibility of building over 20 million square feet.
The future of the Rio Grande Valley is secure. I really believe that the supply side of the equation has been taken care of. We need buildings but my competitors and CIL Capital are working on a lot of new, different projects.
Now we find ourselves at a crucial point. We need to increase the demand side.
It is time to get together and step into the role of Ambassadors of South Texas, promoting what makes this region the heart of the North American supply chain.
Together, we have the opportunity to showcase what we have to offer. By highlighting our strategic location and talented workforce we can attract more investments and partnerships. This collective promotion is the next step we need to take in order to ensure the sustained growth and prosperity of our communities.
Here is the deal: if we want the world to know who we are, we have to work together. As Governor Abbott stated, the Rio Grande Valley should be One Region, One Voice. Let us make sure, together, that the world knows who we are and knows about everything we have to offer.
As we break ground on the McAllen Nearshoring Industrial Park, let this be a reminder to all of us that we must build bridges that connect us to the world.
Let's go out there and showcase what South Texas has to offer.
I want to express my gratitude to all my partners and bankers that have placed confidence in CIL Capital and myself.
Thank you all.
