Domain Development announces another big retail project

SHARYLAND, Texas - Domain Development has announced its latest venture in Sharyland - the Shary Town Plaza.

This follows on from Domain’s recent announcement of a $120 million-plus high-end shopping, dining, entertainment and living project for north McAllen (see below).

Shary Town Plaza


Shavi Mahtani, the president of Domain Development, said the Shary Town Plaza will span over 24,000 square feet, housed within two buildings. He said it would be situated across the street from La Fogata and the Mission Event Center.

In a press release, Mahtani noted that this is a high-traffic area and thus presents the perfect place for Domain Development to plant its next commercial development. In the vicinity, he pointed out, are high-traffic retailers such as HEB, Ross, Target, and Home Depot. 

“With the overwhelming success of our recent Mirabelle Development (which consisted of 100 residential lots and a shopping center, Mirabelle Plaza), we still had a very strong demand for leasable commercial space, so we knew it was time to deliver more,” Mahtani said, in the press release.

Some leases for the Shary Town Plaza are already in place, Mahtani added, such as Dunkin’ Donuts.

Greater Mission Chamber of Commerce President Brenda Enriquez expressed excitement at the news.

“The new Shary Town Plaza definitely adds to the overall quality of life in Mission and the surrounding cities. Options and convenience are two components that contribute to one’s life experience. Established brands will lead people here. This is an opportunity for businesses to set roots in a growing commerce community,” Enriquez said.

Eddie Silva, Domain Development’s director of marketing, said Shary Town Plaza will feature a modern and clean design in a location with a rich mix of existing tenants.

“We are thrilled to bring the Shary Town Plaza to the vibrant community of Sharyland,” said Silva said. “This project, carefully crafted with high-end finishes and a keen eye for detail, will be a testament to our commitment to building not just structures but artistically pleasing experiences.”

Silva said Domain Development anticipates welcoming the public to this new shopping center by the second quarter of 2024, with construction progressing at a brisk pace.

The District


Domain Development’s $120 million-plus north McAllen project is called The District. 

In a press release the company said it was making a “bold move” that aims to invigorate north McAllen’s urban landscape.

The District will be located on the southwest corner of North 10th Street and Wisconsin. 

In a press release said the “ambitious project’ promises to offer an urban lifestyle experience akin to the “vibrant city life” of San Antonio and Austin. The release said it will be complete with upscale shopping, top-tier dining, a dynamic entertainment scene, and modern living all in one location.

Mahtani, Domain’s president, said the development will feature a wide variety of retail shops, from boutique stores to well-known restaurants, echoing shopping districts such as The Domain or The Historic Pearl. 

He said his company was drawing inspiration from other prominent mixed-use developments, promising that north McAllen can also expect to see an eclectic array of dining establishments offering everything from farm-to-table eateries to gourmet dining experiences.

“The idea is to bring the first true mixed-use development to South Texas,” Mahtani said. “We want to create a unique urban environment where residents and patrons can live, work, shop, dine, and play, all within a vibrant, walkable district.”

Domain’s press release said residential living within The District “will not be an afterthought,” with carefully thought-out plans for luxury apartments, condos, and townhomes. “Each residential unit will be designed to offer a modern, urban lifestyle, with amenities such as fitness centers, high-end finishes, and convenient access and walkability to The District’s retail, dining, and entertainment venues,” the release states.

The project also underscores a commitment to sustainability and community, Mahtani said, explaining that the development will integrate green spaces and pedestrian-friendly areas, promote outdoor activities and active lifestyles. 

Additionally, he said, the design will incorporate environmentally friendly construction methods and energy-efficient buildings. Mahtani said this underlines Domain Development’s pledge to sustainable urban living.

“This is not just about building a commercial complex; it’s about creating a lifestyle, a high-end destination,” Mahtani said. “Our vision for The District is to create a space that encourages social interaction, promotes local businesses, and is on the forefront of creating a unique destination for South Texas.”

The press release says the The District will be completed in four phases, with a commitment to “redefine North McAllen’s urban fabric.”

“In the coming years, north McAllen will no longer just be a stop along the way but a destination in and of itself. As Domain Development takes this bold step to reshape the landscape of north McAllen, the anticipation of the promise of mixed-use style living is palpable, bringing new opportunities for growth, prosperity, and community engagement,” the news release states.
