DONNA, RGV – Donna is to get a Burlington store, a Ross store, a Marshalls store, a DD’s store and a T-Mobile store, among others.

The stores are part of the new Shops at 493, a public/private development being undertaken by the City of Donna, Donna Economic Development Corporation and Terracore Real Estate Services on the northwest corner of Expressway 83 and Farm to Market Road 493.

“This is amazing news for the City of Donna. Today we’ve taken another step towards our goal set just two years ago of becoming a self-sustained and prosperous community in the Rio Grande Valley,” said Donna EDC Executive Director Lyle Garza, announcing the new stores.

The retail center has over 100,000 square feet of retail space and eight pads. It is adjacent to Donna’s 186,000 square-foot Walmart Supercenter. Expressway 83 at Farm to Market Road 493 has 113,416 vehicles per day and easy on and off access to Expressway 83 and FM 493.

The corner pad, Lot 1, is occupied by the new Circle K. Lots 2 to 6 are on the frontage road with T-Mobile on Lot 2. The other end of Lot 2 has a drive thru lane. Lots 7 and 8 are next to FM 493.

Junior Anchor 1 has 22,290 square feet, Junior Anchor 2 has 16,100 square feet, the main anchor has 39,160 square feet, Junior Anchor 5 has 22,290 square feet, Junior Anchor 4 has 17,030 square feet, Junior Anchor 3 has 15,865 square feet, and there is more retail, covering 11,376 square feet, next to Anchor 3 and adjacent to Lot 8.

Market data shows the population within one mile to be 4,493. Within three miles it is 50,239. Within five miles it is 115,101. The median age within one mile of the development is 34.5. The median age within three miles is 33.8. And the median age within five miles is 33.2.

The household income within one mile of the development is $45,162. The household income within three miles is $43,521. The household income within five miles is $44,315.

Total employees within one mile of the development is 4,038. Total employees within three miles is 12,057. Total employees within five miles is 31,243.

The projected growth over a five year period shows 4.1 percent within a mile of the development, 8.4 percent with three miles and 6.5 percent within five miles.

Vehicles per day passing along Expressway 83 at the site is 106,842. Vehicles per day passing along FM 493 at the site is 18,216.

The developers believe a lot of shoppers will come from Mexico. The market data shows that the average daily crossing on the Donna-Rio Bravo International Bridge is 1,300 cars from Mexico, with an average of three persons per vehicle.
